IPUT Real Estate is Dublin’s leading property investment company. Niall Gaffney has served as IPUT’s Chief Executive since 2007 and has over 30 years’ experience in commercial real estate markets. Niall has led the internationalisation of IPUT attracting some of the world’s leading real estate investors as shareholders, alongside Ireland’s largest pension funds and investment firms.

Niall has spearheaded the transformation of IPUT, with close to €1.5 billion of new capital raised over the past decade. IPUT continues to invest in modernising its Dublin-centred portfolio, providing highly amenitised workspaces for leading global and domestic businesses and driving strong returns for its shareholders.

We proactively look for opportunities to grow income and increase lease term across our portfolio. As we build out our development pipeline, we will continue to progressively grow our dividend over the coming years.

Pat McGinley is IPUT’s Chief Operating Officer with responsibility for the company’s operational and finance functions. He joined IPUT as Head of Finance in 2012 and was appointed Chief Operating Officer in 2019. Pat was appointed to the Board of Directors in January 2021.

Pat manages IPUT’s banking relationships and plays a key role in the capital raising process. Over the past eight years, IPUT has internationalised its shareholder base from an exclusively Irish owned business to one which is now almost 50% owned by global institutional investors.

Pat is a Fellow of the Institute of Chartered Accountants in Ireland and is an AITI Chartered Tax Adviser and has over 20 years’ experience in the finance and property sectors.

Michael Clarke is IPUT’s Chief Investment Officer. Michael joined IPUT in 2011 and is responsible for implementing IPUT’s investment strategy. Michael has played a central role in building IPUT’s portfolio to a NAV of €2.75 billion. He has led the strategy of capital recycling, disposing of assets and re-deploying capital into assets which better align with IPUT’s investment strategy, or development opportunities which will drive superior income returns for shareholders.

Prior to joining IPUT, Michael was an Associate Director with Savills, Dublin where he specialized in investment consultancy in all commercial sectors including disposals, acquisitions, asset management and development. Michael has also worked in the London offices of Hillier Parker where he was part of their commercial investment team. He is a member of the Society of Chartered Surveyors and the Royal Institution of Chartered Surveyors.

Glenn Cran joined IPUT as Head of Asset Services in 2018. Glenn is responsible for delivering an industry leading asset services model for the IPUT portfolio. This includes providing a range of occupier and other asset management services for multi-let properties. He is also responsible for managing the external spaces across the estate.

Prior to joining IPUT, Glenn was Head of Commercial Property Management at Savills Ireland, specialising in the management of offices and overseeing facilities management, health and safety and occupier service functions. Glenn also worked in the London offices of Savills as a Development consultant and prior to that was a Senior Consultant in the Real Estate Advisory team of Ernst & Young, London. Glenn holds a Bachelor of Business and Legal Studies, a Masters in Business Studies and an MSc in Real Estate.

Marie Hunt is IPUT’s Head of Research with responsibility for IPUT’s thought leadership strategy, supporting the business’ investment process, placemaking strategy and sustainability programme. She joined IPUT in 2022 having previously led CBRE’s Research and Consulting function in Ireland for more than 27 years. She is a well-respected property industry specialist with expertise across a range of market sectors.

Marie is a Fellow of the Society of Chartered Surveyors in Ireland and Chairperson of the Urban Land Institute Ireland.

Zara Walsh is a chartered surveyor with over 15 years of experience in the real estate industry. She joined IPUT in 2018 and was appointed to her current role as Head of Fund Management in 2025. Zara is responsible for overseeing the valuation process, stress testing, development modelling and she works closely with the CEO and COO on investor relations matters.

Before joining IPUT, Zara worked in the Funds and Insurance industry in France and as a service provider for the Funds industry in Ireland with JLL. Zara is an active member of INREV, having served as a Committee Member and Vice-Chair of their Performance Reporting Committee.

Declan has been working in the development and construction industry for more than three decades and has vast experience in the commercial, residential and industrial sectors. He has a degree in Civil Engineering and prior to joining IPUT he led the delivery of a number of complex projects in excess of €200m for a tier one contractor. His expertise gained during this period includes the delivery of commercial developments in city centre sites, large industrial sites and high rise residential construction in Ireland and London.

Since joining IPUT in 2018, Declan has been responsible for the feasibility, planning, procurement and delivery of new build commercial projects, refurbishments, fit-outs and industrial schemes. The role also involves managing the IPUT development team and driving innovation within the team to align with our sustainability and placemaking goals. Declan’s focus is also to continue to lead the team to achieve exceptional quality in everything we do, to deliver long term shareholder value and to enhance the communities in which we work.

Ian Gleeson is a seasoned real estate professional with over 30 years of experience in the industry.  He has been directly involved in investment and portfolio management, having held various senior positions throughout his career, including Chief Investment Officer at CBRE Investment Management and Chief Executive Officer at CBRE Global Investment Partners.

Prior to joining CBREIM, Ian worked at the NTMA as Head of Property where he established the property programme for the National Pensions Reserve Fund.  He has previously been a member of F&C’s Property Investments Board and a member of the INREV Management Board, where he also served two terms on the Investor Advisory Council including one as Chair.

Ian currently holds a select number of advisory positions providing a global perspective on the real estate market.

Ian holds an MA in Economics and Business from Trinity College Dublin and a Certified Investment Fund Director designation from the Institute of Bankers in Ireland.

Danny McCoy is Chief Executive Officer of Ibec since 2009. Ibec is Ireland’s largest business representative organisation and the country’s largest lobbying group. It has 280 staff in nine locations and has 39 trade association brands and substantial presence within the European Union through Ibec’s Brussels office.

Prior to joining Ibec, Danny was a senior economist at both the Economic and Social Research Institute (ESRI) and the Central Bank of Ireland in Dublin. He has held lecturing posts at Dublin City University, University College London, University of Oxford and Trinity College Dublin. He has been a consultant for the European Commission and the Organisation for Economic Cooperation and Development (OECD). He has been a member of the Irish National Competitiveness Council, the National Economic and Social Council, the Commission on Taxation and the National Training Agency. He led a European Macroeconomic Forecasting Network for the European Commission of eleven national research institutes. Danny is an Adjunct Professor at Trinity College Dublin Business School. He is a former President of the Statistical and Social Inquiry Society of Ireland, an Honorary Fellow of the Academy of Engineers, member of the Trade and Investment Council, the Executive Bureau of BusinessEurope, a member of MaREI, a founder of ChapterZero Ireland and a member of Government’s Balance for Better Business Group.

His academic work in the early 1990s covered carbon taxation and Sustainable Development for which he received an Economic scholarship and the Barrington Medal for researchers under 30. He was Knighted by the Italian Government in 2022 for services to European business and economy and has been inducted as a Member of the Royal Irish Academy, considered as Ireland’s highest academic honour in 2023.

Margaret Fleming is an experienced real estate professional who served in a senior role and as a Board member of JLL in Ireland. Over the course of her 32 years at JLL, Margaret founded the first property research department in Ireland, and held a variety of senior investment roles including serving as International Director, JLL Capital Markets from 2012 until 2019.

Margaret was appointed to the Board of Hibernia REIT plc in January 2020 and served as non-executive Director, Chair of the Investment Committee and member of the Development Committee until the business was acquired and de-listed in 2022. She is currently a non-executive Director of Activate Capital and Kilkenny Abbey Quarter Development Limited and a Trustee of The Iveagh Trust. Margaret is a Chartered Surveyor and an Executive Committee Member of the Urban Land Institute. She holds a BA and an MA from University College Dublin.

Mrs. Kroeger is the Chief Executive Officer Europe of PIMCO Prime Real Estate. She is a Member of the PIMCO Prime Real Estate Executive Committee and a voting Member on the Equity Investment Committee. Prior to this, Mrs. Kroeger was the CEO of North & Central Europe having joined PIMCO in 2009, then named Allianz Real Estate, as a member of the investment team and subsequently Head of Acquisitions & International Asset Management for Germany. Mrs. Kroeger also worked for Goldman Sachs Group in the Real Estate Principal Investment Area. Mrs. Kroeger holds a number of board roles within key industry associations. She is a board member of ZIA and Quo Vadis, and a member of ULI’s Global Governing Trustees. Mrs. Kroeger graduated from the European Business School, Oestrich-Winkel (Dipl.-Kauffrau) and holds an MBA from the Georgia State University, Atlanta.

Eithne is a former senior Partner of A&L Goodbody, international law firm, having worked with the firm for 35 years. There she specialised in mergers and acquisitions, corporate finance and advising on a range of corporate law matters. She headed up A&L Goodbody’s London office for 3 years and has held a number of management positions in the firm, including as a member of the firm’s Policy Committee and the Partner Selection Committee.

Eithne has also regularly been involved in the recruitment and development of young lawyers. She holds a degree from Trinity College Dublin and a Diploma in European Law from University College Dublin and is a qualified lawyer.

Eithne is former non-executive director of One 51 plc an environmental services, renewable energy, food and speciality plastics business (now IPL Plastics plc) where she also chaired the Nominations Committee. She is also a lecturer and course tutor in Company Law with the Law Society of Ireland and a member of the Institute of Directors of Ireland.

Donal is a Fellow of the Institute Of Chartered Accountants in Ireland and holds a Certificate in Director Duties and Responsibilities from Chartered Accountants Ireland. He also holds a Certified Bank Director designation and an Accredited Funds Professional designation from the Institute of Bankers in Ireland.

Donal qualified as a Chartered Accountant with Arthur Andersen in Dublin where he went on to become a practice manager specialising in Financial Services.

Donal has held a number of Chief Financial Officer positions in Ireland with Orix, the Japanese financial services company, Airbus Industries, the aircraft manufacturer, and GMAC Commercial Mortgage Bank, the commercial property financing arm of General Motors.

Donal previously sat on the Board of a number of regulated entities including PTSB and Dell International Bank Ireland.
